But here’s what many sellers don’t realize:
You’re not the only one thinking about selling.
As the season peaks, more homes hit the market. That means:

- More pressure to stand out
The sellers who list early in the spring often have the advantage—less competition and more serious buyers.
Today’s Buyers Are Serious
With interest rates fluctuating, today’s buyers are more intentional than ever. They’re not just browsing—they’re ready to act when the right home comes along.
I’m seeing this firsthand here in Denver:

This is one of the biggest misconceptions I hear.

After nearly three decades in this business, I’ve seen sellers miss their window by waiting for “the perfect time.”
Timing the market perfectly is nearly impossible—but positioning your home correctly right now is not.
