Why Isn’t Your Home Getting Showings?

7 Common Reasons Buyers Are Passing By

By Sue Monroe, RE/MAX Leaders

You’ve listed your home, the sign is in the yard, and you’re waiting for the showings to roll in. But days—or even weeks—go by, and the phone isn’t ringing.

If your home isn’t getting showings, it’s usually a sign that buyers are choosing other homes before they ever step through your front door. The good news? Most of the reasons can be fixed.

Here are the most common reasons your home may not be attracting buyers.

1. Your Home Is Priced Too High

This is the number one reason homes sit on the market.

Today’s buyers have access to more information than ever before. They compare homes online and quickly recognize when a property appears overpriced compared to similar homes in the area.

Even in a strong market, buyers are unlikely to schedule a showing if they feel a home is priced above its value.

Remember: The longer a home sits on the market, the more buyers begin to wonder what’s wrong with it.

2. The Photos Aren’t Making a Great First Impression

Most buyers start their search online.

If your photos are dark, blurry, cluttered, or don’t highlight your home’s best features, buyers may scroll right past your listing.

Professional photography can make a dramatic difference in the number of showings a home receives.

3. Your Home Isn’t Showing Its Best

Buyers want to imagine themselves living in your home.

Too much clutter, personal items, overcrowded furniture, or deferred maintenance can make that difficult.

Simple improvements such as:

  • Deep cleaning
  • Decluttering
  • Fresh paint
  • Improved lighting
  • Better curb appeal

can significantly increase buyer interest.

4. There Is Too Much Competition

Sometimes the issue isn’t your home—it’s the market.

If several similar homes have recently hit the market at lower prices or with more updates, buyers may choose to view those homes first.

A strong pricing and marketing strategy becomes even more important when inventory increases.

5. Showing Availability Is Limited

The easier it is to show your home, the more buyers will see it.

If buyers can only view the property during very limited hours, you may be missing opportunities.

Whenever possible, make your home available for showings with reasonable notice.

6. Your Marketing Isn’t Reaching Enough Buyers

Simply putting a home in the MLS isn’t enough.

Today’s buyers find homes through:

  • Real estate websites
  • Social media
  • Email campaigns
  • Video tours
  • Online advertising

A comprehensive marketing plan helps ensure your property reaches the largest possible audience.

7. The Market May Be Sending You a Message

If your home has been on the market for several weeks with few or no showings, buyers are providing valuable feedback.

Rather than waiting and hoping things change, it may be time to:

  • Reevaluate pricing
  • Improve presentation
  • Update photography
  • Refresh marketing efforts

Small adjustments can often generate new interest quickly.

Final Thoughts

After nearly 30 years in real estate, I’ve learned that homes that attract showings are the homes that sell.

If your home isn’t getting the attention you expected, don’t panic. There is usually a reason—and more importantly, a solution.

The key is identifying the issue early and making the right adjustments before valuable time is lost.

Thinking about selling your home or wondering what your property may be worth in today’s market?
