Why Pricing Your Home Correctly Is More Important Than Ever in This Market
After more than 29 years in real estate with RE/MAX, I’ve seen just about every type of market. I’ve watched homes sell in multiple-offer situations, markets where buyers were competing aggressively, and markets where sellers had to work much harder to get their homes sold.
One thing has remained true through all of those markets:
Pricing your home correctly from the beginning matters.
In today’s market, I would argue that it matters more than ever.
Buyers Have More Choices
When buyers have plenty of homes to choose from, they don’t have to settle.
They are comparing your home to everything else currently available. They are looking at condition, location, updates, presentation—and of course, price.
If your home is priced significantly higher than comparable homes, buyers may simply move on to the next property.
And once buyers decide a home is overpriced, it can be difficult to change their perception.
Overpricing Can Cost You More Than You Think
One of the biggest mistakes I see sellers make is thinking, “We can always come down later.”
While technically true, there can be a downside to that strategy.
The first few weeks your home is on the market are extremely important. That’s when your listing is new, buyers are paying attention, and your home has the best opportunity to generate excitement.
If your home is overpriced during that initial period, you may miss some of your best potential buyers.
Then, after sitting on the market for several weeks, sellers may find themselves reducing the price anyway—but now the listing has been sitting there longer.
Buyers may begin asking:
“Why hasn’t this house sold?”
That is not the impression you want to create.
The Right Price Can Create More Interest
Pricing correctly doesn’t necessarily mean pricing your home low.
It means pricing it based on today’s market—not yesterday’s market and not what you hope your home is worth.
A properly priced home can attract more buyers, generate more showings and potentially create stronger offers.
Sometimes the best strategy isn’t trying to squeeze every possible dollar out of the list price.
It’s creating enough interest that buyers want to compete for your home.
Your Home Is Worth What Buyers Are Willing to Pay
I know homeowners have an emotional connection to their homes. That’s completely understandable.
You’ve made memories there. You’ve invested money into improvements. You’ve maintained the property. You know all the things that make your home special.
But buyers don’t see your home through the same emotional lens.
They are looking at the market.
They are comparing your home with similar properties and deciding whether the price makes sense based on what they can buy elsewhere.
That’s why an experienced Realtor’s job isn’t to simply tell you the highest possible price.
My job is to give you an honest opinion about what I believe the market will support.
Pricing Is Only One Part of the Strategy
The right price is extremely important, but it isn’t the only factor.
I also believe in presenting a home properly.
That can include:
- Making sure the home is clean and decluttered
- Addressing obvious repairs
- Proper staging
- Professional photography
- Strong online marketing
- Making the home easy for buyers to show
- Creating a marketing strategy designed to generate attention
I’ve been doing this for more than 29 years, and I’ve learned that pricing, presentation and marketing need to work together.
A great marketing campaign can’t completely overcome an unrealistic price.
Don’t Chase the Market
One of the hardest conversations I sometimes have with sellers is telling them that their home is priced too high.
But I’d rather have that honest conversation before we put the home on the market than have to explain six weeks later why we’re not getting offers.
The goal isn’t simply to get your home listed.
The goal is to get it sold.
That means looking at the comparable sales, current competition, market conditions, condition of the home and what today’s buyers are actually willing to pay.
My Advice After 29+ Years in Real Estate
If you’re thinking about selling your home, don’t choose your Realtor based on who gives you the highest suggested list price.
Choose an experienced Realtor who will tell you the truth—even when it isn’t necessarily what you want to hear.
A realistic pricing strategy can help you attract buyers, create interest and put you in a much stronger position when an offer comes in.
After more than 29 years in real estate, I know that pricing a home correctly isn’t about leaving money on the table. It’s about positioning your home to sell successfully in the market you’re actually in.
If you’re thinking about selling and want to know what your home could realistically sell for in today’s market, I’d be happy to provide a market analysis and discuss a pricing strategy with you.
