As someone who has helped buyers and sellers navigate the Colorado real estate market for more than 29 years, I’ve seen interest rates rise, fall, and everything in between. One thing has remained consistent: trying to perfectly time the market rarely works.
Waiting Could Cost You More Than You Think
While a lower interest rate may reduce your monthly payment, there are other factors to consider.
If interest rates drop significantly, more buyers are likely to enter the market. Increased demand often means:
- More competition
- More multiple-offer situations
- Faster-moving homes
- Higher sale prices
In other words, you might save a little on your mortgage rate but end up paying much more for the home itself.
Buying Now Has Advantages
If you find a home that fits your needs and budget today, purchasing now may make more sense than waiting.
Benefits of buying now include:
- Less competition from other buyers
- More negotiating power
- More homes to choose from
- The opportunity to begin building equity instead of continuing to rent
You Can Always Refinance Later
Many buyers forget that your mortgage doesn’t have to stay the same forever.
If interest rates decline after you’ve purchased your home, refinancing may allow you to secure a lower rate in the future, provided you qualify and the savings outweigh the costs.
You can change your interest rate.
You can’t change the price you paid for your home.
The Right Time Is When You’re Financially Ready
Instead of focusing solely on interest rates, ask yourself these questions:
- Is my income stable?
- Do I have money saved for a down payment and closing costs?
- Am I planning to stay in the home for several years?
- Can I comfortably afford the monthly payment?
If the answer is yes, it may be the right time to buy—regardless of where interest rates are today.
