Buyers Can Negotiate More Than Just the Price in Today’s Market
One of the biggest misconceptions I hear from home buyers is:
“The only thing I can negotiate is the purchase price.”
After helping buyers for over 29 years, I can tell you that couldn’t be further from the truth.
In today’s market, buyers often have much more negotiating power than they realize. Depending on the home, the seller’s motivation, and current market conditions, you may be able to negotiate terms that save you thousands of dollars—not just on the purchase price, but on your monthly payment and upfront costs as well.
1. Ask the Seller to Pay Your Closing Costs
Closing costs can easily add up to several thousand dollars.
Instead of lowering the purchase price, many buyers ask the seller to contribute toward these expenses.
Seller-paid closing costs can help cover items such as:
- Loan origination fees
- Title insurance
- Appraisal fees
- Escrow fees
- Recording fees
- Prepaid taxes and insurance
This can significantly reduce the amount of cash you need at closing.
2. Negotiate an Interest Rate Buydown
This is one of the most valuable negotiating tools available today.
Rather than asking for a lower purchase price, buyers can request that the seller pay toward buying down their mortgage interest rate.
A lower interest rate means:
- Lower monthly mortgage payments
- Less interest paid over time
- Greater affordability
In many cases, sellers are more willing to contribute toward a rate buydown than reduce the purchase price because the financial impact to them is often similar, while the benefit to the buyer can be much greater.
3. Request Repairs or Repair Credits
Even after a home inspection, negotiations aren’t necessarily over.
If issues are discovered, buyers may negotiate:
- Repairs before closing
- A credit toward future repairs
- Replacement of major systems
- Home warranty coverage
Every situation is different, but buyers shouldn’t assume they have to accept everything “as is.”
4. Negotiate Included Appliances or Furniture
Sometimes sellers are willing to leave behind items that make moving easier.
These might include:
- Washer and dryer
- Refrigerator
- Patio furniture
- Garage shelving
- Window coverings
- Televisions or mounted electronics
These items may not seem significant individually, but together they can save buyers hundreds or even thousands of dollars.
5. Ask for a Flexible Closing Date
Timing can be just as valuable as money.
Depending on the seller’s situation, buyers may negotiate:
- A quicker closing
- A later closing
- Early occupancy
- Flexible possession dates
Creating a win-win solution often makes an offer more attractive—even if it isn’t the highest-priced offer.
Every Home Is Different
Not every seller will agree to every request.
Successful negotiations depend on several factors, including:
- How long the home has been on the market
- Current inventory levels
- Seller motivation
- Number of competing offers
- Overall market conditions
