What to Look for When Hiring a Listing Agent
If you’re thinking about selling your home, choosing the right listing agent is one of the most important decisions you’ll make.
And no—not all agents are the same.
After over 29 years in real estate, I’ve seen firsthand what makes a home sell quickly… and what causes it to sit on the market.
Here’s what you should be looking for:
Experience Matters
Real estate isn’t a 9–5 job, and it’s not something you want someone learning on your home.
An experienced agent:
- Knows how to price strategically
- Can handle negotiations with confidence
- Anticipates problems before they happen
Pricing Strategy (Not Just a Number)
Anyone can suggest a price.
The right agent will:
- Back it up with real market data
- Explain why that price works
- Help you avoid overpricing (which can cost you time and money)
Marketing That Actually Stands Out
Today’s buyers start online—so first impressions matter.
Look for an agent who offers:
- Professional photography
- Strong online exposure
- A clear marketing plan (not just putting it in the MLS and hoping for the best)
Communication & Availability
You should never feel like you’re chasing your agent.
Make sure they:
- Respond quickly
- Keep you updated
- Are available when you need them
Who Will You Actually Be Working With?
This is a big one.
Some agents work on teams and pass clients off to other people.
If that’s not what you want, ask:
Will I be working directly with you from start to finish?
My Advice After 29+ Years
The right listing agent doesn’t just put a sign in your yard—they guide you through one of the biggest financial decisions you’ll make.
Choosing wisely can mean:
✔️ More money in your pocket
✔️ Less stress
✔️ A smoother transaction from start to finish
