If you’ve been watching the news lately, you’ve probably heard mixed messages about the housing market.
One headline says it’s a buyer’s market.
The next says home prices are still rising.
Mortgage rates continue to make headlines, and many people are wondering whether they should buy now, sell now, or simply wait.
After more than 29 years helping buyers and sellers throughout Colorado, I can tell you this:
The market hasn’t stopped—it has simply changed.
Here’s what I’m seeing this summer.
Inventory Has Improved
Compared to the past few years, buyers have more homes to choose from.
That’s good news because it means buyers aren’t feeling quite as rushed as they were during the intense bidding wars of 2021 and 2022. More inventory also gives buyers the opportunity to compare homes, negotiate repairs, and make more informed decisions. Colorado has generally seen inventory improve while demand has remained steady, creating a more balanced market than we’ve experienced in recent years.
Homes Are Still Selling
One of the biggest misconceptions is that homes aren’t selling.
They absolutely are.
The difference is that buyers are being much more selective. Homes that are priced correctly, professionally marketed, and presented well are still attracting showings and offers.
Homes that are overpriced often sit on the market longer and may eventually require price reductions.
Pricing strategy has become more important than ever.
Buyers Are Adjusting to Interest Rates
For many months, buyers hoped mortgage rates would fall dramatically before making a move.
That hasn’t happened.
Instead, many buyers have realized that waiting may not save them money. Mortgage rates remain above the ultra-low levels seen a few years ago, but buyers have increasingly adjusted their expectations and are moving forward when the right home becomes available. Recent averages have remained in the mid-6% range, with modest day-to-day fluctuations.
Sellers Need a Strategy
The days of simply putting a sign in the yard and expecting multiple offers over the weekend are largely behind us.
Today’s successful sellers focus on:
- Competitive pricing
- Professional photography
- Excellent online marketing
- Clean, well-prepared homes
- Flexibility with showings
Those who invest a little time preparing their home are typically seeing better results than those who simply “test the market.”
Buyers Have More Negotiating Power
One positive change is that buyers often have more room to negotiate than they did a few years ago.
Depending on the home, buyers may be able to negotiate:
- Closing cost assistance
- Inspection items
- Home warranties
- Price adjustments
- Flexible closing dates
Not every transaction includes these concessions, but buyers generally have more opportunities than during the height of the seller’s market.
Home Prices Have Stabilized
Many people are waiting for home prices to crash.
That’s simply not what we’re seeing across most of Colorado.
Instead, prices have remained relatively stable with modest movement in many areas. Markets vary by neighborhood, price range, and condition of the home, which is why local expertise matters more than national headlines.
Every Neighborhood Is Different
One of the biggest mistakes people make is assuming every market behaves the same.
A home in one neighborhood may receive multiple offers, while another just a few miles away could take several weeks to sell.
That’s why national headlines rarely tell the full story.
Real estate is—and always has been—local.
