Renovate Your Home or Move? How to Decide
If you’ve been living in your home for a while, chances are you’ve asked yourself this question:
“Should I renovate… or is it time to move?”
There’s no one-size-fits-all answer—but after 29+ years in real estate, I can tell you this:
the right choice depends on your goals, your budget, and your long-term plans.
When Renovating Makes Sense
Renovating can be a great option if you truly love your home and location.
You might consider updating if:
- You like your neighborhood and don’t want to leave
- The changes you need are manageable (kitchen, bathrooms, flooring)
- You have enough equity or savings to fund improvements
- The upgrades will add value and appeal to future buyers
But here’s the reality many homeowners underestimate:
Renovations almost always cost more and take longer than expected.
And even then—you may not get exactly what you envisioned.
When It’s Better to Move
Sometimes, no amount of remodeling will fix the bigger issues.
Moving may be the better choice if:
- Your home no longer fits your lifestyle (too small, poor layout, too many stairs)
- You’d need a major renovation or addition
- The cost of remodeling doesn’t match the value it would add
- You’re ready for a different location or lifestyle
In many cases, I’ve seen sellers spend tens of thousands renovating…
when they could have used that money toward a home that already checks all the boxes.
The Financial Side Matters
This is where things get important.
Before making a decision, you should look at:
- What your home is worth right now
- The true cost of renovations
- What you could buy in today’s market
- How interest rates and timing affect your move
Sometimes staying makes sense.
Sometimes moving is the smarter financial decision.
My Advice After 29+ Years
Don’t guess.
I always recommend comparing both options side-by-side before making a decision.
