How Much Is My Home Worth? The Truth About Home Values in Today’s Market
By Sue Monroe, RE/MAX Leaders
One of the most common questions I hear from homeowners is:
“How much is my home worth?”
It’s a great question, but the answer isn’t always as simple as checking an online estimate.
After more than 29 years in real estate, I’ve found that many homeowners are surprised to learn that online home value estimates can sometimes be off by tens of thousands of dollars. While these tools can provide a general idea, they don’t tell the whole story.
What Determines Your Home’s Value?
Several factors influence what buyers are willing to pay for a home:
Location
Location remains one of the biggest drivers of value. Homes near desirable schools, parks, shopping, and employment centers often command higher prices.
Condition
A well-maintained home typically attracts more buyers and stronger offers than a property needing significant repairs.
Updates and Improvements
Updated kitchens, bathrooms, flooring, windows, and landscaping can all impact value. However, not every improvement provides the same return on investment.
Comparable Sales
Recent sales of similar homes in your neighborhood are one of the strongest indicators of market value.
Current Market Conditions
Supply and demand play a major role. When inventory is low, sellers often have more negotiating power. When inventory rises, pricing becomes even more important.
Why Zillow and Online Estimates Can Be Misleading
Online estimates use algorithms and public data. What they can’t see is:
- Your home’s condition
- Recent renovations
- Upgraded finishes
- Lot location
- Views
- Functional floor plan
- Neighborhood nuances
Two homes with the same square footage can have dramatically different values depending on these factors.
The Biggest Mistake Homeowners Make
Many homeowners assume their home is worth what they hope it is worth.
Unfortunately, buyers determine value—not sellers.
Pricing too high can cause a home to sit on the market, resulting in fewer showings and less buyer interest.
The homes that sell fastest and for the best price are typically priced correctly from the beginning.
How to Get an Accurate Home Value
The most reliable way to determine your home’s value is through a professional Comparative Market Analysis (CMA).
A CMA evaluates:
- Recent sales
- Active competition
- Pending sales
- Market trends
- Property condition
- Neighborhood factors
This provides a much more accurate picture than an automated online estimate.
