Should I Sell My Home Now or Wait Until 2027?

If you’re thinking about selling your home, you may be asking yourself a very important question:

“Should I sell now, or should I wait until 2027?”

It’s a question I’m hearing more and more, and I completely understand why homeowners are thinking about it.

After all, nobody wants to sell their home and then wonder if they could have gotten more by waiting a few months.

But after more than 29 years in real estate, I’ve learned something important:

There is no magic date on the calendar that guarantees you’ll get a better price for your home.

Instead of trying to predict exactly what the market will look like in 2027, I believe homeowners should look at what is happening in the market today—and, more importantly, what makes sense for their individual situation.

What Is Happening in the Denver Real Estate Market Right Now?

The Denver-area market has changed significantly from the extremely competitive market we saw a few years ago.

Today’s buyers have more time to think, compare homes and negotiate. At the same time, sellers need to be more strategic about pricing and presentation.

According to REcolorado’s June 2026 market report, the Denver Metro median home price was approximately $614,000, up about 1% from the previous year. Homes were spending a median of 19 days on the market, while active inventory was down 9% from a year earlier.

Other Denver market data shows a similar story: buyers are being more selective, and homes that are priced correctly and in good condition are in a much stronger position to attract attention.

So this isn’t a market where simply putting a “For Sale” sign in the yard and waiting for multiple offers is necessarily going to do the job.

Pricing, preparation and marketing matter.

Will Your Home Be Worth More in 2027?

This is the million-dollar question—and unfortunately, nobody has a crystal ball.

Could home prices be higher in 2027?

Absolutely.

Could they be about the same?

That’s possible, too.

Could certain neighborhoods or price ranges perform differently than others?

Definitely.

Real estate is local. Even within the Denver metro area, one neighborhood can behave very differently from another.

That’s why I am always cautious when I hear someone say, “Just wait until next year. Prices will be higher.”

Maybe they will.

But there is no guarantee.

Waiting Doesn’t Always Mean Making More Money

One of the biggest misconceptions I hear from homeowners is that waiting automatically means their home will be worth more.

But there’s another side to the equation.

While you’re waiting, the market can change.

Mortgage rates can change.
Buyer demand can change.
Inventory can change.
The economy can change.
Your local competition can change.

And if more homeowners decide to sell in 2027, you could potentially be competing against many more properties for the same buyers.

That’s why I don’t recommend making a decision based solely on the hope that “next year will be better.”

What About Mortgage Rates?

Mortgage rates don’t just affect buyers.

They affect sellers, too.

Many homeowners have excellent mortgage rates on their current homes and are hesitant to give them up. That has helped keep some homeowners from listing, which in turn affects the amount of inventory available to buyers. Nationally, homeowners holding onto low pandemic-era mortgage rates continue to be one factor limiting the supply of homes for sale.

But if rates change, buyer demand could change as well.

If mortgage rates decline significantly, more buyers could potentially enter the market.

That sounds great for sellers.

But it could also bring more sellers off the sidelines.

The market in 2027 could look very different from the market we’re seeing today.

That’s why I wouldn’t make a selling decision based on trying to predict one particular variable.

So When Does It Make Sense to Sell Now?

There are plenty of situations where selling now could make sense.

For example, maybe:

  • You’re ready to move closer to family.
  • You’re downsizing.
  • You’re relocating for work.
  • Your home is becoming too much to maintain.
  • You need more space.
  • You’ve been thinking about moving for years and are finally ready.
  • You have enough equity to accomplish your next financial goal.
  • You found the next home you really want to buy.

If selling your home helps you accomplish something important in your life, that matters more than trying to squeeze every possible dollar out of a future market.

Real estate is not just about market statistics.

It’s about people’s lives.

When Might Waiting Until 2027 Make Sense?

There are also situations where waiting could be the right decision.

Maybe your home needs some work before putting it on the market.

Maybe you need more time to save money for your next purchase.

Maybe you’re not financially or emotionally ready to move.

Or perhaps you have a specific reason for wanting to wait.

If that’s the case, waiting may make perfect sense.

But I would recommend having a plan, rather than simply saying, “We’ll wait and see what happens.”

If you’re considering selling next year, start preparing now.

Don’t Wait Until You’re Ready to List to Start Preparing

One of the biggest advantages a seller can give themselves is time.

If you’re thinking about selling in 2027, now is a great time to start looking at your home through a buyer’s eyes.

Are there repairs you’ve been putting off?

Does the exterior need attention?

Could the landscaping use some help?

Are there rooms that need to be decluttered?

Does the paint need refreshing?

Are there improvements that would actually make a difference to buyers?

Not every improvement is worth doing before you sell.

That’s where an experienced Realtor can help you determine what is worth your money—and what isn’t.

The Biggest Mistake I See Sellers Make

After more than 29 years in this business, one of the biggest mistakes I see is overpricing a home because the seller wants to “leave room for negotiation.”

That strategy can backfire.

Today’s buyers have access to more information than ever. They can see competing homes, recent sales and how long properties have been sitting on the market.

If your home is priced too high, buyers may simply skip it.

And once a home sits on the market for weeks or months, sellers can find themselves making price reductions later.

Current Denver data shows that price reductions remain a significant part of the market, while buyers are becoming increasingly selective.

The goal isn’t to have the highest asking price in the neighborhood.

The goal is to position your home correctly so buyers see the value.

There Is No Perfect Time to Sell

After 29+ years in real estate, I’ve seen just about every kind of market.

I’ve seen bidding wars.

I’ve seen extremely low interest rates.

I’ve seen buyers afraid to make offers.

I’ve seen sellers who thought they should wait—and sellers who were very glad they didn’t.

And one thing has remained true:

There is never a perfect time to sell.

The right time depends on your goals, your finances, your home, your neighborhood and the current competition.

That’s why I don’t believe you should make a decision simply because someone tells you, “2027 is going to be a better year.”

Maybe it will be.

Maybe it won’t.

What matters is having a strategy that makes sense for you.
