Why Hiring the Right Listing Agent Matters More in a Slower Real Estate Market
Selling a home is a big decision under any market conditions. But when the real estate market slows down, choosing the right listing agent can make an even bigger difference in how quickly your home sells, how much you ultimately receive, and how smoothly the transaction goes.
During a hot seller’s market, almost any home that hits the market seems to attract attention. Buyers are competing, multiple offers are common, and sellers sometimes have the luxury of choosing from several offers.
But today’s market is different.
Buyers have more choices, they’re taking their time, and they’re paying closer attention to price, condition and value. Homes that are overpriced or poorly marketed can sit on the market while competing properties get the attention.
This is not the time to hire just any Realtor. It’s the time to hire the RIGHT Realtor.
After more than 29 years in real estate, I’ve learned that successful home sales don’t happen by accident. They take experience, preparation, pricing strategy, marketing and constant communication.
Here are five reasons choosing the right listing agent matters more than ever.
1. Pricing Your Home Correctly From the Beginning Is Critical
One of the biggest mistakes sellers make is choosing an agent who tells them the highest price they want to hear.
I understand it. Everyone wants to get the most money possible for their home. But an inflated asking price doesn’t necessarily mean you’ll walk away with more money.
In fact, it can cost you.
Today’s buyers are educated. They’re watching the market, comparing properties and recognizing when a home is overpriced.
When a home is priced too high, it can sit on the market, lose its initial momentum and eventually require multiple price reductions.
My approach is to study the competition, analyze recent comparable sales, consider the home’s condition and develop a pricing strategy designed to attract buyers right out of the gate.
You only get one chance to make a first impression, and pricing is a huge part of that first impression.
2. Marketing Your Home Takes More Than Putting It in the MLS
Simply putting a sign in the yard and entering a home into the MLS isn’t enough.
Your home needs to stand out from the competition.
A good listing agent understands how to present a property so buyers can see its value and envision themselves living there.
This includes:
- Professional-quality photography and compelling property descriptions.
- Highlighting the features buyers are actually looking for.
- Making recommendations about staging and presentation.
- Creating exposure through the MLS and online marketing.
- Using social media and additional marketing opportunities to generate interest.
I also believe in helping sellers understand which improvements are worth making and which ones aren’t.
You don’t necessarily need to spend thousands of dollars remodeling your home before selling. Sometimes a few strategic changes can make a tremendous difference.
3. Negotiating Is About More Than Just the Purchase Price
Getting an offer is exciting, but negotiating the best overall deal takes experience.
In a slower market, buyers may request closing cost assistance, repairs, home warranties or other concessions.
A good listing agent knows how to evaluate the entire offer, not just the price.
For example, an offer slightly below asking price with strong financing, reasonable inspection terms and a flexible closing date might be better than a higher offer with complicated contingencies.
There is a lot more to negotiating than simply saying yes or no to an offer.
You need someone who understands how to protect your interests while keeping the transaction moving toward closing.
4. Communication Matters Throughout the Entire Process
This is something I feel very strongly about.
When you hire a Realtor, you should be able to reach that person and get answers to your questions.
You shouldn’t have to wonder what’s happening with your listing, whether buyers are providing feedback or what the next step should be.
I have always believed in providing personal service and direct communication.
When you hire me, you’re working directly with me throughout the entire process. I don’t hand you off to a team member or leave you wondering who is handling your transaction.
From preparing your home for the market to reviewing offers and navigating inspections, I’m personally involved every step of the way.
Selling a home can be stressful enough. You deserve an agent who keeps you informed and makes you feel like your sale matters.
5. Experience Makes a Difference When Things Don’t Go According to Plan
Not every real estate transaction is smooth sailing.
Inspections uncover unexpected issues. Appraisals come in lower than expected. Buyers change their minds, financing gets complicated, and negotiations can become challenging.
Having an experienced Realtor who has navigated different market conditions can make a tremendous difference.
Over the past 29+ years, I’ve worked through many different types of real estate markets. I’ve learned how to anticipate potential problems, find solutions and help sellers make informed decisions.
I also have a network of reputable professionals, including contractors, inspectors, staging resources and other service providers, who can help when needed.
Experience isn’t just about how many years someone has held a real estate license. It’s about knowing how to handle the situations that inevitably come up during a transaction.
So, How Do You Choose the Right Listing Agent?
Before hiring an agent, here are a few questions I recommend asking:
- How long have you been selling real estate?
- How will you determine the right asking price for my home?
- What is your marketing strategy beyond putting my home in the MLS?
- Will I work directly with you, or will I be handed off to team members?
- How will you communicate with me throughout the process?
- What happens if my home doesn’t receive offers?
- Can you explain how you’ll negotiate on my behalf?
Don’t automatically choose the agent who promises the highest asking price or the lowest commission.
Choose someone who can explain their strategy, understands the current market and is willing to give you honest advice, even when it’s not necessarily what you want to hear.
Why I Believe Experience and Personal Service Matter
I’ve been a full-time Realtor with RE/MAX for over 29 years, and I’ve never believed in treating clients like just another transaction.
I have stayed with the same company throughout my entire real estate career because I believe in the strength of the RE/MAX brand, its resources and the professional network it provides.
I’m also an individual agent, which means you get my personal attention, not a handoff to a team of people you may never have met.
My business is built on experience, honest advice, strategic pricing, effective marketing and keeping my clients informed.
I’ve also been honored to be voted a Five Star Realtor by 5280 Magazine.
My philosophy is simple: Your home deserves more than just an agent who puts it in the MLS. It deserves an experienced Realtor who knows how to position it, market it, negotiate for you and guide you all the way to the closing table.
